Jerry Doty of the Doherty Industrial Group lays it out simply: Las Vegas's tenant landscape has undergone a seismic shift. From supporting trade shows and exhibitions, Vegas is now dealing a new hand to third-party logistics and direct distributors, attracted by Nevada's low land costs and swift business processes.

This move away from a pure tourism economy is no roll of the dice—it's strategic evolution. With over 11 million square feet of industrial space currently in the works, Vegas is transforming into a distribution hub, drawing businesses from congested California and beyond.

These are not just speculative bets. Big names like Prologis and Amazon are placing their chips on Vegas, developing massive complexes set to reshuffle the deck of West Coast logistics.

Las Vegas's bet on industrial growth is paying off, reshaping the valley into a critical node in the supply chain network, and proving what happens in Vegas doesn't just stay in Vegas—it moves markets.
